In October 2025, Kolte-Patil Developers added a new address to its Pune portfolio. Kolte-Patil Developers, a Pune-based real estate firm, has acquired a 7.5-acre land parcel in Bhugaon, Pune, with an estimated saleable area of 1.9 million square feet (msf) and a Gross Development Value (GDV) of Rs 1,400 crore. It is a deliberate move into a part of the city that has, until recently, stayed outside the spotlight occupied by Baner and Hinjewadi.
Bhugaon, Pune, is emerging as a desirable residential destination, with a blend of natural surroundings and excellent urban connectivity. The land parcel's setting, ringed by hills and within reach of Manas Lake, points toward a development conceived for daily life lived closer to nature, while still being an easy drive from the city's established western suburbs.
Rajesh Patil, Managing Director, Kolte-Patil Developers, described the entry into Bhugaon as a foray into a new high-potential micro-market that strengthens the company's presence in Pune, noting that growing demand accelerated by improving infrastructure aligns with the company's strategy of delivering well-planned, value-driven developments. The company has described Bhugaon as sitting at the intersection of improving infrastructure, strong connectivity to employment hubs, and rising demand for low-density, nature-integrated living.
The timing follows a period of expanded capital capacity for Kolte-Patil. Global private equity giant Blackstone has picked up a stake in the Pune-based developer, with a Blackstone entity acquiring a 14.3 per cent stake in Kolte-Patil Developers for Rs 417.03 crore through a preferential allotment route. In the twelve months surrounding this acquisition, Kolte-Patil has added projects totalling approximately 3 million square feet and Rs 2,250 crore in GDV across Pune, with the October 2025 Bhugaon acquisition followed by a January 2026 joint development deal for a second Bhugaon project.
For a company that has built its identity in Pune over more than three decades, this is an extension of familiar ground into a new micro-market, one that channel partners and prospective residents will be able to track as planning and launch details are formalised.
