Kolte-Patil Expands in Mumbai with New Versova Redevelopment
Kolte-Patil Developers has added six society redevelopment projects across the Mumbai Metropolitan Region (MMR), with a combined estimated gross development value (GDV) of Rs 6,000 crore. The Versova project carries an estimated GDV of Rs 750 crore, as part of this expanded portfolio.
Strategic Focus on Mumbai Micro-Markets
The projects are strategically located across Santacruz West, Andheri West (Lokhandwala), Oshiwara, Versova, Ghatkopar East and Vashi, and are situated in well-established residential micro-markets that continue to witness growing demand driven by robust infrastructure, strong connectivity and limited availability of developable land.
According to Rajesh Patil, Managing Director of Kolte-Patil Developers Limited, the company is entering a new phase of accelerated growth in MMR, and these six projects significantly strengthen the development pipeline and reinforce the commitment to build a scaled, high-quality presence in the region.

The projects would be launched in 6-12 months.
Versova's Emerging Redevelopment Landscape
Versova in Andheri West is now witnessing a steady churn of redevelopment projects, with older buildings making way for premium towers, driven by a combination of infrastructure push, rising end-user demand, and increasing investor confidence.
Real estate analysts attribute this surge to redevelopment-driven supply and the anticipated impact of the Versova-Bandra Sea Link, which is expected to significantly cut travel time between the western suburbs and South Mumbai, likely unlocking further value in sea-facing and premium inventory.
