Headquartered in Pune, Kolte-Patil Developers Limited is listed on NSE and BSE, and its roots in the city run deep: its legacy began with its incorporation as a private limited company on November 25, 1991. Vadgaon Khurd is where that history now meets one of the company's largest current bets in Pune. The company has signed a joint development deal for a residential and mixed-use project at Wadgaon Khurd, on Sinhgad road, with a potential saleable area of about 5 million square feet and an expected gross developable value of around Rs 4,000 crore.
The first phase of this Vadgaon Khurd development is Vyana at The Reserve, which offers premium 2 and 3-bed residences alongside a curated range of lifestyle amenities spanning outdoor recreation, wellness and leisure spaces and sports facilities. The company reported that over 600 apartments were booked and sales exceeded Rs 600 crore within 60 hours of the launch, and described it as the strongest launch performance ever in the Company's history. In its subsequent quarterly update, the company put the launch's sales at Rs 616 crore.
Project materials describe the site differently by acreage. The company's own release places the wider development at 20 acres along the established Sinhgad Road corridor, while the Vyana project website frames it as 21 acres of master development at Vadgaon Khurd on Sinhgad Road. The project website gives December 2031 as the possession date.
Kolte-Patil has framed The Reserve as a multi-phase plan rather than a single tower group. It will be launched in multiple phases, providing significant revenue growth runway. The site's physical setting is central to the pitch: river-facing greens, scenic NDA hill views and a central landscaped boulevard organise the master plan. Because Vyana is one phase of a larger scheme, shared infrastructure and the project's brand are expected to carry across later releases, a point that industry coverage of the launch also makes.
The Reserve sits on a corridor that is still developing its transport network. The Vyana project information notes that it adjoins the upcoming ring road and proposed metro corridor. The Pune Metro Line 4 alignment runs along some of the busiest roads in Pune city including Solapur Road, Magarpatta Road, Sinhgad Road, Karve Road, which places the Sinhgad Road stretch within the planned network. The proposed Pune ring road is described as a bypass, 105 km long that would connect villages on the city's periphery.
For day-to-day travel, the project information gives approximate distances: Chandani Chowk and Swargate are around 10 km, Pune Railway Station ~15 km and Pune Airport ~22 km. The neighbouring Vadgaon Budruk locality is served by the Aqua Line, with S.N.D.T. College Metro Station on the Aqua Line is the nearest metro station, about 5.7 km away.
The Sinhgad Road corridor has an established base of schools, retail and clinics. Everyday shopping is close: DMart (~1 km), Abhiruchi Mall (~2 km). Education is a strong local draw, since Vadgaon Khurd sits near the Sinhgad Institute campuses, and steady demand from students at the nearby Sinhgad Institute campuses and working professionals along the Sinhgad Road-Hinjewadi corridor keeps both the resale and rental markets active.
Pune's residential market has been appreciating on value even when volumes soften. One 2025 market review recorded that the average price of residential apartments rose by 10.98% in 2024, reaching an all-time high of ₹6,590 per square foot. Other sources record a more modest rise, with one reporting that residential prices increased by around 5 percent year-on-year in 2025, reaching an average of ₹5,016 per sq ft, so buyers should weigh the methodology behind each figure. At company level, Kolte-Patil reported an improvement in average realisation in the first half of FY27, with a 10 per cent year-on-year increase to approximately Rs 8,368 per sq ft. That figure reflects the company's whole portfolio rather than Vyana alone.
Kolte-Patil markets its work under two brands: 'KoltePatil' for the mid-income segment and '24K' for the premium luxury segment. Its footprint extends beyond Pune: with over 64 completed projects, including residential complexes, integrated townships across the company's markets. Its recent expansion includes redevelopment projects in the Mumbai market in locations such as Khar, Andheri, and Vile Parle. Shareholders include Blackstone-backed Kolte-Patil Developers, and the company has also completed the acquisition of 34 acres at Wakad, Pune for approximately Rs. 350 crore. The project is fully owned by Kolte-Patil with a total saleable area of 2.3 million square feet.
