Kolte-Patil Developers Limited announced on 14 January 2026 that the company has signed a joint development deal for a ~1.1 million sq. ft. residential project. The project spans approximately 5 acres in Bhugaon (Sector 1B), Pune, with an estimated gross development value of approximately ₹850 crore.

The site is surrounded by established premium locations such as Bavdhan and Kothrud and benefits from proximity to the Mumbai–Pune Expressway and Shivaji Nagar railway station. The development is also close to major employment hubs and supported by advanced social infrastructure, including schools, hospitals, shopping centres and entertainment zones.
Bhugaon has emerged as a key growth corridor in Pune's west. The Pune Ring Road and supporting connectivity are expected to drive meaningful re-rating in the area, with Bhugaon identified alongside Wagholi and Kiwale as markets likely to see significant capital appreciation. The location offers excellent connectivity to areas like Kothrud, Bavdhan, and Hinjewadi IT Park, making it a desirable choice for professionals and families alike.
