Vadgaon launch lifts Kolte-Patil’s Q2 sales to a record ₹1,019 crore
Opening
Kolte-Patil Developers Limited reported its highest-ever quarterly sales in Q2 FY27, with bookings of ₹1,019 crore for the three months ended September 30, 2026. The Pune-headquartered company disclosed the operational update on October 13 in filings to the NSE and BSE. Sales were up 52% from ₹670 crore in Q2 FY26.
A launch in Vadgaon, Pune, was a major contributor to the quarter: Vyana at The Reserve generated ₹616 crore in sales. The company also reported record first-half sales of ₹1,636 crore, while collections rose in both the quarter and the half-year.
The details
Q2 FY27 collections increased 33% year on year to ₹795 crore, from ₹596 crore. For H1 FY27, sales grew 27% to ₹1,636 crore from ₹1,286 crore, and collections rose 32% to ₹1,509 crore from ₹1,146 crore.
Average realisation in the quarter was ₹7,829 per sq. ft., broadly in line with ₹7,823 per sq. ft. a year earlier. For H1 FY27, average realisation increased 10% to ₹8,368 per sq. ft., compared with ₹7,582 per sq. ft. in H1 FY26. The company attributed the half-year rise to strategic price revisions and a greater contribution from its Mumbai projects.
During Q2, Kolte-Patil launched approximately 1 million sq. ft. at Vyana at The Reserve in Vadgaon. The project recorded ₹616 crore in sales during the launch quarter, which the company described as its strongest launch performance to date.
The operational update also covered business development in the Mumbai Metropolitan Region. Kolte-Patil added six redevelopment projects across Mumbai’s western and central suburbs and Navi Mumbai, with a combined estimated gross development value of ₹6,000 crore. The company characterised this as its largest annual addition of Mumbai business-development projects so far.
CEO Hrishikesh Parandekar said the Q2 and H1 records, alongside stronger collections, reflected resilience across the business. He pointed to sales from new projects as well as continued sales across ongoing developments. He also noted that near-term demand had softened across the wider market, particularly in Pune. In his view, urbanisation, rising aspirations and homebuyers’ preference for quality housing continued to support the residential market’s longer-term fundamentals. He added that established developers could benefit from consolidation in the sector and changing buyer preferences.
The developer
Incorporated in 1991 and headquartered in Pune, Kolte-Patil operates in Pune, Mumbai and Bengaluru and is listed on the NSE and BSE. The company says it has developed and constructed more than 82 projects, covering over 34 million sq. ft. of saleable area across the three cities. Its Kolte-Patil brand serves the mid-premium and premium segments, while 24K is its premium-luxury brand.
The company entered the Mumbai Metropolitan Region in 2013 and said it had signed 17 projects there: seven completed, three ongoing and seven future projects. In FY26, Blackstone acquired a 40% stake in Kolte-Patil through a two-phase transaction.
What comes next
Kolte-Patil said it would continue to expand its development portfolio across Mumbai, Pune and Bengaluru, identifying the Mumbai Metropolitan Region as a key growth market. The October 13 update set out no dated milestone for the next stage of expansion. The filing was signed by Vinod Patil, the company’s secretary and compliance officer.
