Kolte-Patil's Q2 sales climb 52% on Vyana at The Reserve in Pune
Kolte-Patil Developers Limited reported its highest-ever quarterly sales of Rs 1,019 crore for the second quarter of FY27, a rise of 52% over the Rs 670 crore recorded in the same quarter last year. The figure was disclosed in an exchange filing dated 13 October 2026, which also covered collections and half-year performance.
The Pune-headquartered developer posted record half-yearly sales of Rs 1,636 crore for the April to September period, up 27% year on year. The quarter was led by the Vyana launch at The Reserve in Vadgaon, Pune, which contributed Rs 616 crore on its own. Collections rose 33% to Rs 795 crore in the quarter, taking half-year collections to Rs 1,509 crore, up 32%.
Sales, collections and pricing in the quarter
Vyana at The Reserve is the first phase of the company's 20-acre riverside development on the Sinhgad Road corridor. The residences are 2- and 3-bedroom homes with amenities. The launch was announced on 10 September 2026, and more than 600 apartments were booked with sales crossing Rs 600 crore within 60 hours. The company said roughly one million square feet was launched in the quarter at Vyana and described it as its strongest single-launch performance.

Average realisation for the first half rose 10% year on year to about Rs 8,368 per sq ft. The company attributed the increase to strategic price revisions and a higher contribution from its Mumbai projects. For the second quarter alone, realisation was about Rs 7,829 per sq ft, compared with Rs 7,823 a year earlier, which means the price gains were concentrated in the first half.
Hrishikesh Parandekar, Chief Executive Officer, said the Vyana launch and sustained sales across the ongoing portfolio reflect the appeal of the brand.
The Vadgaon location
The Reserve sits about 400 metres from Sinhgad Road in Vadgaon, on the Pune corridor that links the Khadakwasla area with Swargate. Sinhgad Road is connected to NH 48, and the area is close to the Pune-Bangalore highway. Vadgaon Budruk has PMPML bus connectivity to Pune city, with frequent buses running from Swargate towards Dhayari.
Working professionals have a short commute to several established employment hubs, with Navale IT Park, Teerth Technospace and Symphony IT Park cited as accessible from Sinhgad Road. Housing demand has been expanding into the Sinhgad Road and Vadgaon belt through the first half of 2026, supported by nearby schools, hospitals, retail and civic amenities. Planned improvements to city road and transport infrastructure are expected to further strengthen connectivity in the region.
The wider project is expected to offer about 5 million sq ft of potential saleable area with an expected gross development value of Rs 4,000 crore, to be launched in multiple phases.
