Kolte-Patil’s six MMR redevelopments span Mumbai suburbs and Vashi

Kolte-Patil Developers reported its highest-ever quarterly sales on 13 October 2026, with Q2 FY27 sales reaching ₹1,019 crore. The figure was 52% higher than the ₹670 crore recorded in the same quarter a year earlier. The Pune-based developer also reported record first-half sales of ₹1,636 crore, up 27% from ₹1,286 crore in H1 FY26.

The company’s operational update also reiterated a six-project redevelopment addition across the Mumbai Metropolitan Region, first announced on 6 August. The schemes span Santacruz West, Andheri West–Lokhandwala, Oshiwara, Versova, Ghatkopar East and Vashi, and carry a combined estimated gross development value of ₹6,000 crore. Kolte-Patil described the addition as its largest annual business-development intake in MMR to date.

Sales growth and the MMR pipeline

Q2 FY27 collections were ₹795 crore, 33% above the ₹596 crore collected a year earlier. For the first half, collections rose 32% to ₹1,509 crore from ₹1,146 crore. Quarterly average realisation was ₹7,829 per sq. ft., close to the prior-year figure of ₹7,823. H1 realisation increased 10%, reaching ₹8,368 per sq. ft. against ₹7,582 in the year-earlier period.

The company attributed the first-half improvement in realisation to strategic price revisions and a greater contribution from Mumbai projects. The six redevelopment schemes have the following estimated GDVs:

  • Santacruz West: approximately ₹1,930 crore
  • Andheri West–Lokhandwala: approximately ₹1,420 crore
  • Oshiwara: approximately ₹800 crore
  • Versova: approximately ₹750 crore
  • Ghatkopar East: approximately ₹600 crore
  • Vashi: approximately ₹500 crore

These are society redevelopment schemes planned for launch following requisite approvals. The company said they expand its MMR development pipeline and follow its strategic partnership with Blackstone. In FY26, Blackstone acquired a 40% stake in Kolte-Patil through a two-phase transaction, according to the company.

Chief executive officer Hrishikesh Parandekar said near-term demand had softened across the broader market, particularly in Pune, while the company continued to see scope to grow in Mumbai, Pune and Bengaluru. He pointed to urbanisation, rising aspirations and preferences for quality housing as factors supporting long-term residential-market fundamentals, and said established developers were positioned to benefit from changing homebuyer preferences.

Managing director Rajesh Patil said the six additions strengthened the MMR pipeline and reflected housing societies’ confidence in the company’s redevelopment experience. He said the projects were intended to create value for residents, buyers and other stakeholders.

The locations

The planned developments cover established residential micro-markets across Mumbai’s western and central suburbs and Navi Mumbai. Kolte-Patil has cited infrastructure, connectivity and limited developable land as factors supporting demand in these areas. The six locations bring together western-suburb neighbourhoods from Santacruz West to Versova, Ghatkopar East in the central suburbs, and Vashi in Navi Mumbai.

The developer

Incorporated in 1991, Kolte-Patil Developers is based in Pune and operates across Pune, Mumbai and Bengaluru. In its October 2026 update, the company said it had developed and constructed more than 82 projects, covering over 34 million sq. ft. of saleable area. It entered MMR in 2013 with a focus on society redevelopment and reported 17 signed projects in the city: seven completed, three ongoing and seven future projects. Its Kolte-Patil brand serves the mid-premium and premium segments, while 24K is positioned in premium-luxury housing.

What comes next

Kolte-Patil expects launches across the six MMR redevelopment schemes over the six to 12 months following its 6 August announcement, subject to requisite approvals. The company has not set out a separate launch schedule for each location. Its October update also reported ₹616 crore in Q2 sales at Vyana at The Reserve in Vadgaon, Pune, following the launch of approximately 1 million sq. ft.; the company described the performance as its strongest-ever launch.
