Kolte-Patil Developers Reports Q1 FY27 Operational Update: Collections Surge 30% to ₹715 Crore, Sales Steady at ₹617 Crore

Strong Collections Growth Anchors Kolte-Patil's Fiscal 2027 Start

Kolte-Patil Developers Limited has announced its operational update for the first quarter of fiscal year 2026-27 (Q1 FY27). Customer collections surged 30% year-on-year to reach ₹715 crore for the quarter ended June 30, 2026, compared to ₹550 crore during the same period in the previous fiscal year.

The company delivered a robust performance characterized by accelerating customer collections and sharply higher price realizations across its key urban markets. Sales bookings remained nearly flat at ₹617 crore, compared to ₹616 crore in the same period last year. However, the composition of sales shifted meaningfully in the company's favour.

Realizations and Market Mix

Average realizations per square foot improved by 29% to ₹9,442. This jump is largely attributed to strategic price increases across the portfolio and a shift in the project mix, with the Mumbai region now contributing roughly 30% of the total sales value.

Kolte-Patil Developers maintains a significant presence in Pune, Bengaluru, and Mumbai. The stronger realizations underscore pricing power in these core markets, particularly as the company continues to build out its portfolio in Mumbai and Bengaluru alongside its dominant Pune operations.

Pipeline Expansion

The company added 0.78 million square feet of new area to its active portfolio during the quarter. This liquidity inflow, which includes contributions from Development Management Agreement (DMA) projects, highlights sustained construction progress and strong execution momentum across the company's entire project pipeline.

Founded nearly 3 decades ago and incorporated in 1991, Kolte-Patil Developers has developed and constructed over 68 projects including residential complexes, IT parks, integrated townships, and commercial complexes, covering a saleable area of approximately 36 million square feet across Pune, Mumbai and Bengaluru.

The company's core business spans residential, commercial, and integrated township developments under the "Kolte-Patil" and premium "24K" brands. In FY2024–25, the company recorded its highest-ever collections of ₹2,432 crore and total income of ₹1,764 crore, driven by execution discipline and sustained demand.
