Kolte-Patil Developers Reports Q1 FY27 Financial Results: Net Profit Turns Positive at ₹146.3 Crore on Record ₹937 Crore Total Income
Record Quarterly Income Lifts Kolte-Patil to Profitability in Q1 FY27
Kolte-Patil Developers reported consolidated total income of ₹937 crore in the quarter ended 30 June 2026, compared with ₹97 crore a year earlier, and posted net profit of ₹146 crore against a loss of ₹17 crore in Q1 FY26. The company's board approved the results on 10 August 2026.
Operational Performance Drives Margin Expansion
The top line was supported by completion of approximately 1.27 million square feet across Pune and Mumbai. Adjusted EBITDA surged to ₹206 crore from a negative ₹11 crore, with EBITDA margin improving to 22 percent from -11.6 percent.
PAT margin improved to 15.6 percent from -17.6 percent year-on-year. Management attributed the improvement to disciplined execution, timely completions, strong revenue recognition and a higher contribution from higher-margin Life Republic projects.
Collections and Pricing Momentum
Collections rose 30 percent to ₹715 crore, while average realisation climbed 29 percent to ₹9,442 per square foot. The company launched 0.78 million square feet of new saleable area during the quarter. Pre-sales for the quarter remained broadly stable at ₹617 crore, with Life Republic township (Pune) and MMR region contributing nearly 34 percent and 30 percent to overall sales.
Major Mumbai Expansion: ₹6,000 Crore Pipeline Addition
The company announced six new redevelopment projects, adding an estimated ₹6,000 crore to its development pipeline. The projects span Mumbai's Western and Central suburbs as well as Navi Mumbai. This addition represents the company's largest single annual business development acquisition in Mumbai to date, underscoring its strategy to scale up project sizes in prime, high-demand micro-markets and establish MMR as a primary growth engine alongside its dominant position in Pune.
Managing Director Rajesh Patil noted that the company began FY27 in a more measured residential real estate market, where premium housing continued to perform well and customers increasingly favoured established developers with a proven execution track record.
