Tax Demand Disclosed

Kolte-Patil Developers Limited received a GST demand order worth ₹58,22,58,380 from Maharashtra tax authorities on 06 April 2026, covering a redevelopment project for the period 01-04-2019 to 31-03-2020. The Assistant Commissioner of State Tax, Mumbai, Maharashtra has issued a demand order under Section 74 of CGST/MGST Act, 2017.

The company received the communication on 06 April 2026 and has filed the mandatory disclosure under SEBI regulations. This represents a regulatory communication required under the Listing Obligations and Disclosure Requirements framework that governs listed companies in India.

Company Position on the Demand

The company considers the demand arbitrary and plans to challenge it legally, stating no expected impact on financials or operations. Despite the substantial quantum of the demand, Kolte-Patil Developers maintains an optimistic outlook regarding the financial implications. The company has stated it does not envisage any relevant impact on its financials, operations, or other business activities.

The company has indicated it possesses reasonable grounds to defend its position and intends to pursue legal remedies within the permitted timelines under tax law.

Context: Broader Redevelopment Tax Scrutiny

The ₹58.23 crore demand highlights the complex tax compliance issues common in the real estate sector, especially for large redevelopment projects. Redevelopment projects—particularly those involving Transferable Development Rights (TDR), construction services to housing societies, and acquisition of development rights—have come under heightened scrutiny from GST authorities in Maharashtra.

Kolte-Patil has recently started redevelopment projects in the Mumbai market in locations such as Khar, Andheri, and Vile Parle. In Pune, the company has an established track record in redevelopment work alongside its residential and township developments.
