Kolte-Patil Enters Lokhandwala Redevelopment as Part of Major Mumbai Expansion
Kolte-Patil Developers announced the addition of six society redevelopment projects across prime locations in the Mumbai Metropolitan Region, with a combined estimated gross development value of Rs. 6,000 crore. The Andheri West (Lokhandwala) project carries an estimated GDV of approximately INR 1,420 crore.
These micro-markets have been selected for their strong residential demand, improving infrastructure, excellent connectivity and limited availability of developable land. All six projects are expected to be launched over the next 6 to 12 months, subject to requisite approvals.
Redevelopment Pipeline and Strategic Context
This represents the company's largest annual business development addition in MMR to date, reaffirming MMR as a priority market. Rajesh Patil, Managing Director of Kolte-Patil Developers Limited, stated the company is entering a new phase of accelerated growth in MMR.
Following the company's strategic partnership with Blackstone, its focus is on scaling the business through larger project opportunities and a calibrated mix of formats across residential segments. The Competition Commission of India (CCI) has approved the proposal to acquire a 40 per cent stake in Kolte-Patil Developers Limited by Blackstone's affiliate.

The Lokhandwala Complex, built during 1984–85, is undergoing large-scale reconstruction as several ageing buildings are being demolished to make way for taller and more modern residential towers.
